50 State Street: Rebuilding at Court Square

The HYM Investment Group and Davenport Companies propose to demolish the Roderick L. Ireland Courthouse and build a new 12-story courthouse on the same site under a 40-year lease. CBT is the architect and Consigli the builder. Court operations would need to move temporarily during construction, an arrangement the proposal leaves to be worked out with DCAMM.

55 State Street: Across the Street

Monarch Enterprises, led by Paul Picknelly, proposes a new 15-story courthouse at 55 State Street, directly across from the Roderick L. Ireland Courthouse, on what is now a surface parking lot and an unoccupied building. Finegold Alexander Architects is the architect and Fontaine + Dimeo the builder. The building would be owned by a subsidiary of the National Finance Authority and financed with tax-exempt bonds, under a 40-year lease.

120–130 Maple Street: Room to Park

Iconic Real Estate Holdings, led by Jeremie Lederer of New York, proposes a new four-story courthouse on a five-acre site at 120 and 130 Maple Street, about a third of a mile from the existing courthouse, replacing two existing buildings. The proposer is a prospective purchaser of the site. The lease would run 40 years. Stantec is named for working drawings, with Bond Brothers or Consigli as builder, and construction is estimated at 30 months.

275 Chestnut Street: Parking on Site

Springfield Tower Square, LLC, owned by Vid Mitta and Dinesh Patel, proposes a new eight-story courthouse at 275 Chestnut Street, a cleared lot of about 2.3 acres at Chestnut and Liberty Streets, under a 40-year lease. KMW Architecture is the architect and Consigli the construction manager. The proposal says the partners own the site, though its attached purchase documents show the land transfer was conditional and still pending.

413 Dwight Street: A Floor for Every Court

USPB JV, a partnership of Springfield business owners Jeb Balise and Tom Dennis with Region Commercial, proposes a new five-story courthouse on the full block bounded by Dwight, Chestnut, Taylor and Lyman Streets, about 550 feet from Union Station. The partnership is buying the block, and the existing buildings would come down. Elkus Manfredi Architects and HDR are the architects and Suffolk Construction the builder. The lease would run 40 years with two 10-year options, and the schedule shows substantial completion 30 months after signing.

Springfield Trial Court Proposal – 1515 Main St

Springfield Tower Square, LLC, owned by Vid Mitta and Dinesh Patel, proposes a new eight-story courthouse at 1515 Main Street, the former Steiger department store site at Main and Bridge Streets, under a 40-year lease. The one-acre parcel is now privately owned open space known as Steiger Park, across Main Street from Tower Square, which the same partners own. KMW Architecture is the architect and Consigli the construction manager.

1550 Main Street: A Courthouse Returns

Springfield 1550, LLC, owned by Vid Mitta and Dinesh Patel, proposes to rebuild 1550 Main Street, the former federal courthouse between Bridge and Worthington Streets, now an office building. The five-story 1980s building would be stripped to its steel frame and raised to eight stories, under a 40-year lease. Its current office tenants would move to Tower Square, which the same partners own. KMW Architecture is the architect, and the schedule shows substantial completion about three and a half years after signing.
